THE VALUE OF GOOD DESIGN

Why Chester County Homeowners Are Investing in Basement Remodeling

The basement is one of the few spaces in a home that can be completely transformed. Taking it from underused square footage into something that changes how the whole house works. For homeowners in Chester County, the reasons to invest are practical, financial, and lasting.

It adds living space without the cost of an addition.

Converting your basement into a family room, bedroom, home theater, or playroom costs a fraction of an addition — and the square footage is already there.

It increases property value.

Finished basements consistently deliver strong return on investment — often around 70% — and make homes more competitive when it comes time to sell.

It improves energy efficiency.

Unfinished basements are one of the primary sources of heat loss in older homes. Adding proper insulation and sealing during a remodel lowers energy costs and makes the whole house more comfortable year-round.

It creates real, functional storage.

On top of making your basement another practical living space, it’s also an opportunity for custom shelving, closets, and built-ins to reduce household clutter and give everything a designated place.

If any of these feel familiar, a conversation with One Twenty One is the natural next step.

What Our Chester County Clients Say

Basement Remodeling FAQs

A typical basement remodel with One Twenty One takes approximately 6 to 9 months from initial consultation through construction completion. Design and planning — including your 3D renderings and finish selections — usually takes 3 to 5 months. Construction runs 2 to 4 months depending on scope. We set a detailed timeline at the start and keep you informed throughout — no guessing where things stand.
In most Chester County municipalities, yes — particularly for structural changes, electrical work, or plumbing. Permit management is part of our scope. We handle all township coordination so you don’t have to track it yourself.
No. Basement work is largely contained below grade, which makes it less disruptive than a first floor or kitchen remodel. Most clients continue using their homes normally throughout the project. We plan the construction sequence to minimize disruption and set clear expectations before work begins.
Before any basement remodel begins, we assess the space for moisture and drainage issues. If existing waterproofing is inadequate, we address it before construction — not after. Building on top of an unresolved moisture problem is the most common mistake in basement finishing, and it’s one we don’t make. We’ll walk you through what we find during the initial consultation.
